Legals--choose a Solicitor
You've found the property you've been looking for! And with your finances organised it is now time to employ a solicitor or conveyancer to handle the contracts and searches. We're happy to refer Solicitors who we deal with everyday, or ask your family and friends for a referral.
Contracts
Depending on the state you are buying in, you may be able to sign your contract 'subject to finance approval' as well as any other conditions like 'satisfactory building/pest inspection', or 'sale of current property'. In other states, you may need full finance approval prior to signing and 'exchanging contracts'. It is best to refer to your solicitor for guidance in these cases.
At this stage, it is a very good idea to start sourcing insurance for your property.
Settlement day
Within a few weeks of gaining full approval of your loan the property can be transferred into your ownership.
You should make sure that all phone, electricity and any other bills are reconnected in your name/s. Also, remember to take out a covernote of insurance over your property.
Moving in
Time to move into your new home! Make sure the electricity, gas and phone have been turned on, and familiarise yourself with the water and electricity mains. All keys and/or security codes should have been handed over to you on settlement day, so now you can relax in and enjoy your new home!
